Who We Are

A Quick Recap

Who We Are: We are your neighbors, fellow owners, and proxies for owners. None of us sit on the Board. ​
 

We are the counter-balance that is missing from the one-sided persuasion, opinions, unproven claims, and hearsay of the pro rent cap committee.
 

We try to only share facts, in a respectful manner.

We are Concerned Homeowners of Laurel Bay.

 

How This All Started: In 2025, a few owners approached our Board of directors proposing to study the possibility of restricting the number of units rented at Laurel Bay. The board granted them ad-hoc status "for the purpose of investigating owner’s preferences whether or not owners are in favor or against instituting a rental cap." 

 

A fact-finding committee is expected to gather and present balanced information. The committee should have:

  • Considered both advantages and disadvantages

  • Reviewed objective data rather than anecdotes alone

  • Sought input and surveyed the entire community

  • Avoided advocating for a predetermined outcome 

If they had done the above, following their fiduciaries responsibilities, our group would have never existed.


How It Went: The committee failed to follow any part of their mandate. Instead, over the past 8-months, they engaged in a one-sided persuasion and lobbying campaign. Two Board members intercepted owners, and even went door-to-door to advocate for a rental cap.


The committee then sent to the entire community a pro rental cap email via the management company which resulted in an equal access rebuttal. They used 2 town halls and a Zoom call to spread unfounded predictions: financing would not be available to future buyers, insurance premiums would skyrocket, Laurel Bay would become 70% unit rented; and other claims all without supporting data nor proof. 

Our Goal: We want ALL owners to be informed with facts, data, and expert opinions so they can make informed decisions.

Why Anonymity?: Our group would prefer to sign our names. We have chosen not to because, since the rental cap committee was formed, homeowners who have asked reasonable questions or requested supporting data have been mocked, harassed, shushed, called names, and socially ostracized. 

Anonymity is not a preference, it's a defensive response to a pattern of retaliation and to avoid more of our neighbors getting bullied into silence.
