Louise Wesley Walks Out of September Board Meeting Mid-Session

At 7:32 PM on September 9, 2026, with no notice or statement, Director Louise Wesley walked out of the Laurel Bay HOA Board of Directors meeting; with major decisions still to be addressed on the agenda.

Her actions came during the “Unfinished Business” portion of the agenda after she and two directors (Lorie Taylor and Nancy Chase) who are on the Rental Cap Committee voted their majority against fielding an opinion survey of all homeowners on the rental cap. The charter of the rental cap committee has been to investigate homeowners' preference in favor or against instituting a rental cap since its approval by the Board in October 2025. Yet the 3 directors (all on the pro-rental cap committee) continually block the votes and refuse to do a community wide survey to capture owners' preference.

In the following 40 minutes of deliberations, the Board addressed over $50,000 of maintenance spending of HOA funds, new agreements, a highly important reserve study, approval of the 2027 budget for the association, scheduling Board meetings via Zoom for October and November 2026, and more.

This represents an abandonment of fiduciary responsibility on the part of Louise Wesley.
